Organization & Governance

   Sweet Pond Eco Community will be legally organized as a common ownership interest community, specifically as a condominium. We will file a Declaration of Condominium and establish an owners association as a non-profit entity. Each member of the community will own their unit and an equal undifferentiated share of the entire land.

A set of Bylaws has been crafted for initial organization and operation but this can and should be adjusted by the entire community upon move-in. For starters each unit owner (one per unit) will be a member of the association and also be a member of the Board of Directors. For legal purposes meetings are required only annually but the realities of running a community plus social and community interest dictates much more frequency.

Decisions on community matters should be made through informal consensus with a procedure to be established later, however legally the final decision can be made by a vote as outlined in the Bylaws. It will be the responsibility of community members to maintain the property, keep community shared systems functioning, organize events and activities, assess fees, and allocate the budget.
