Sweet Pond will be organized as a condominium under the Vermont Common Ownership Interest Act. The homes will be individual free standing houses. When someone purchases a unit (house) they own their house, they have exclusive right to the land its on, and they own an equal undifferntiated share of the land consisting of the orchard, pond, gardens, and woods, a total of almost 70 acres.
The owners of the nine units will share expenses for maintaining the common utilities (septic, well, driveway), any landscape, and any agreed upon community projects. We are still reviewing the community documents but here are some key points: decisions by consensus when possible with a procedure for voting to break stalemates, one vote per household, membership by self-selection, no restrictions on diet, religion, race, sexual preference or gender orientation, etc., and no required community labor contribution, volunteer only. We are still working to determine yearly cost estimates but it is dependent on the level of utility centralization we are able to achieve and common facilities the community decides to construct. Typically communities charge $100-200 per month.
We will post community documents IN THIS SECTION when they are filed. We have created the necessary documents for forming the community, conveying the land to it, and basic operating procedures. We have left the bylaws fairly unrestrictive so that upon move-in the community can determine many of the specifics and details. We have left policies such as those for land and pets vague so that as the project evolves we have room to properly shape them.
In the future we will expand this section with more information on the community and eventually the members. Please note this is all proposed. We are still working out many of these details and they are all subject to a number of approvals. This is our best idea of what we hope it will all look like soon.
Membership is by self-selection. Our buy-in process is fairly straight-forward and will be up soon. We ask that you read through our website and literature, come out and meet current members, review our legal documents, and are ok with past decisions and policies made by members at the time you join.
